Our Story
James Ange and Liberty Investments
Liberty Investments Inc. and Liberty Construction and Investments were founded by James Ange, who was born in Rochester, New York in 1959. James started in construction in 1977, the same year he graduated high school and married his wife, Lori. Lori and James have been married for 47 years and have three boys and seven grandchildren.
James started his first business in 1983, Ange and Sons Painting Company. By 1986 he employed an average of 80 painters, and he also tested for and passed his General Contractor's license, so he held both painting and general contractor licenses. He incorporated as A & S Painting Inc. In 1986 James decided to build his own home: he bought a 1-acre lot in Santa Rosa Valley of Camarillo and built a 4,800 square foot home for his family. After it was finished in late 1987, a builder friend saw it and asked James to partner in a company called A&A Home Builders. They bought six custom estate lots ranging from 1 acre to 14 acres, which were built and sold by late 1989.
By late 1989 James changed the name of the company from A&S Painting to Liberty Development while maintaining his painting company. In 1990 James was asked by the general public to build homes specific to their needs.
It did not take long for investors to see James Ange's homes, and the six estates he had built and sold brought even more interest. James began creating partnerships to build speculative homes while also building for clients and running his painting business. In 1996 he renamed the building company Liberty Investments Inc., a name that fit the investment side of the business. By 1997 he shut down A&S Painting and focused on investors and custom homes for clients.
In 2001 James was recognized in Builder/Architect magazine. In 2002 he was awarded House of the Year by the Bell Canyon Homeowners Association, and homes Liberty Investments had built appeared in multiple magazines. In mid-May 2002 James purchased a 14-acre lot and developed it into a 4-lot custom home subdivision, completing all entitlements through the final map. In 2002 he also took on a 15-unit townhome project, again processing all entitlements, achieving the final map and building out all 15 units. Over the years he managed as many as 15 large homes per year, averaging between 3,500 and 13,000 square feet each.
In late 2005 Liberty Investments purchased two home sites in White Stallion Ranch in Hidden Valley under the entities Chateau Hagwet LLC and White Stallion LLC. Within 20 months Liberty Investments had built a 12,500 square foot spec home and sold it for $11,800,000, for a net profit of $3,400,000.
James Ange has built over 130 large custom homes, 28 of them individual spec homes, plus many remodels and additions. Liberty Investments has built in Santa Rosa Road, Camarillo, Thousand Oaks, Newbury Park, Bell Canyon, Ventura, Sherman Oaks, North Ranch, Agoura, Malibu, Lake Sherwood, Westlake, Calabasas, Hidden Hills, Ojai, Somis, Moorpark, Simi Valley, Northridge and Fountain Hills, Arizona. His investors have always been very satisfied, as the testimonials on this site show.
As the economy changed in 2008, James was inspired by his son Scott Ange, a realtor, to buy trustee-sale homes at the courthouse steps and repair them to resell, as well as short-sale and foreclosed homes in lower-priced neighborhoods. James started Jace Equities with 11 LLCs, each with different investors as members and Jace Equities as operating manager, taking a percentage of profit on every home bought and sold. Together with Scott, Jace Equities bought and sold over 450 homes. James's biggest bragging right is that only 2 of 450 homes lost money. His investors averaged about 20% on their investment during their involvement. In 2011 Scott recommended that some of the LLCs convert to “hold properties” and rent them, and the investors who did so made double their money in five years. Also in 2011, James recognized the market was changing and started another company identified with the build-to-suit custom home market. Liberty Construction and Investments holds the present license, and Liberty Investments Inc. is still active.
This business model again made James a sought-after businessman to many of his investors and a respected builder to his build-to-suit customers.
